Scope of Work: Comprehensive design services covering architecture, landscape, infrastructure, and building design across large-scale residential developments. Location: Makadi Heights, Red Sea, Egypt Project Type: Residential Constructive’s collaboration with Orascom Real Estate at Makadi Heights marks a major milestone in the Red Sea region. Over a period of two years, Constructive delivered three landmark projects: RIA Makadi, Ledge Villas & Chalets, and Ledge Multiple Family, representing a total of 625 residential keys. Challenges: The Makadi Heights development required adaptive master planning to harmonize with the Red Sea’s natural topography and coastal environment. Working within a fast-track schedule demanded precise coordination between design disciplines while overcoming logistical constraints related to site access, materials, and infrastructure. Maintaining quality and design consistency across multiple development phases was vital to achieving Orascom’s vision of sustainable, high-end living. Approach: Constructive applied a multidisciplinary design strategy that seamlessly integrated architecture, landscape, and infrastructure into cohesive, sustainable masterplans. Through the use of BIM methodologies, efficient cross-team coordination, and continuous client engagement, Constructive ensured timely design delivery and construction readiness. Within two years, the team successfully designed 25% of the Makadi Heights master development, reinforcing Constructive’s reputation for excellence and commitment to innovation in large-scale coastal residential design.
