Located on the southern edge of the Karaburun Peninsula, the Mormarin project by OYAK Yapı introduces a high-end residential vision that harmonizes sea-oriented luxury with ecological sensitivity. Nestled within a site that overlooks the Aegean coastline and is surrounded by endemic flora, the project reinterprets coastal living through a landscape-first approach. The region is renowned for its rich biodiversity—hosting over 21 species listed by the IUCN, including seasonal narcissus blossoms celebrated annually through local festivals. More than 70 varieties of purple-hued flowers also thrive in the area, making the site a botanical habitat of cultural and environmental significance. The masterplan responds to the site's sloped topography, natural sightlines, and existing landscape features such as olive groves, centuries-old trees, and designated nature reserves. The layout avoids construction on ecologically sensitive zones, preserving ridge lines and enhancing green belts through afforestation and vista-sensitive placement of villas.
