Marassi Al Bahrain Mixed-use Master Plan

HKS prepared development plans for the creation of a new residential/ resort district on the Arabian Gulf. We organized the site to maximize premium water and park frontage as a strategy to create real estate value. Each building in the new community has direct access to an amenity; either green space deep within the site or sandy beaches along the ocean or tree-lined esplanade along the canal. The souk (mall) is located along the existing boulevard as a direct link to Old Town. A park covers the entire roof of the souk as a amenity for the residential towers above. Two linear parks, coupled with water channels, provide light and cooling breezes throughout the year. A mosque sits at the intersection of these parks as a landmark of the important nature of this public space.
